Building Maintenance


Overview

Building maintenance activities can present a risk to University staff and the public if EHS risks are not well managed. It is the responsibility of Building Service Supervisors to ensure that risk assessments and Safe Work Method Statements are documented where required and that control measures are available.


Systems, tools and procedures

Risk assessments are documented for all Building Services tasks where EHS hazards are present. If the activity has a high level of inherent risk, a Safe Work Method Statement (SWMS) is also produced. The SWMS documents and communicates the control measures required to manage risk to a practicable level.

When a building maintenance job is issued to a Building Service Officer (BSO), the job sheet is marked to reference the relevant SWMSs, and thus the appropriate control measures.

The Building Service Officer must then implement the control measures in the referenced SWMSs when undertaking the job.
